Leak test for refrigerant leaks if system is under charged
Clean and check fan motors and adjust amp. draw if necessary
Adjust belt tension and replace worn belts
Lubricate all bearings, motors, and moving parts
Replace electrical controls with worn contacts
Vacuum burner compartment and heat exchanger
Adjust fan switch and time delays
Test operation of system and check furnace for carbon monoxide
Filter replacement
Replace all air filters at least every 3 months; this will be adjusted according to individual needs
Annual Maintenance includes all the materials and procedures outlined above. No additional charges for failed components (motors, compressors, etc.) will be added without approval of property owner. We will notify the owner of refrigerant leaks found and will bid the repair according to the location of the leak.
